  1. Make those repairs. While in years past it may have been enough just to cut the grass and retouch the paint, anyone looking to sell in today's market will have to take care of those more onerous repair projects as well. Look into home improvements that will add value and increase your potential return on investment.
  2. Price to the market. Pricing your home correctly will affect your ability to sell quickly and smoothly. Every property, in any kind of market — weak or strong — will sell eventually at the right price. Take a close look at the SOLD prices, not the ASKING prices of comparable properties in your area. Do your research and be realistic.
